A “1.5 million agents” database sounds better until you try to send to it. Most of those rows are names and phone numbers with no email attached — you pay for the row and discover the gap afterwards.
We only list an agent when we hold a published, current email, and we only collect brokerages that publish emails on their agent profiles. So the number you buy is the number you can reach.
The "2 million realtor" databases are resold license rolls — everyone who ever held a license, with emails appended later. This roster is rebuilt weekly from live brokerage rosters: an agent who leaves is gone from the next build, and the build date is printed on every page.

Which brokerages are included? Is this every agent in my state?
Agents whose brokerage publishes their email on a public profile. Where does the data come from?
We sell emails that agents' own brokerages publish, not licence rolls. A licence roll is the state register: everyone who holds a licence, whether or not they still work as an agent, with whatever address they filed with the state, often a personal mailbox. Registers are public, so every list vendor can sell the same file. We use them only to count agents, never as a source of the addresses we sell.
Every address in our files comes from a public agent profile the brokerage publishes itself, and was live there when we last collected it. Nothing is bought from a data broker or guessed from a name pattern. The build date is printed on every page.
How current is it?
The roster is rebuilt weekly, and the date of the build you're buying is printed on every page — this one is dated Oct 3, 2026. Agents who leave a brokerage drop out; new licensees appear. You are buying the current build, not a 2019 export that has been resold since.
Is it legal to email these people?
In the U.S., commercial email is governed by CAN-SPAM, which does not require prior consent. It does require that every message uses accurate header and From information, has a subject line that isn't misleading, is identifiable as an advertisement, includes your valid physical postal address, offers a clear, working unsubscribe, and that you honor opt-outs within 10 business days. Some states add rules on top.
The phone column is for calls and CRM matching. Texting or auto-dialing is governed by the TCPA and generally needs the recipient's prior consent — don't load these numbers into a texting tool. How you use the file is your responsibility, and this isn't legal advice.
What exactly do I get, and how fast?
A CSV with the columns shown above, for the state or city you chose. It downloads the moment payment clears, from a link that keeps working — bookmark it to re-download any time — and Stripe emails your receipt for expensing. UTF-8, opens cleanly in Excel, Google Sheets, or any CRM importer.
What does a list cost? Are there hidden tiers?
Every list is priced by how many rows it holds, city or state alike, on one public ladder: $39 for up to 249 agents, $69 to 999, $99 to 2,499, $149 to 9,999, $249 to 19,999, $349 to 49,999, $499 to 99,999, $699 to 249,999, $1,499 to 499,999 and $2,499 above that. A city never costs as much as the state that contains it, and every tile on the map and every city page shows its own price before you click. One-time, nothing recurring, no tiers beyond the ladder.
Narrowing a list — to rows with a phone number, or to agents on their own email domain — is free. Only award-tier targeting is priced per matching row, at 15¢ a lead and never less than the flat file it is cut from, and it adds the award tier, title, website and career-award columns to your file.
Do I need an account? Is this a subscription?
No and no. It's a one-time purchase through Stripe checkout — your card details go to Stripe, not to us. There is nothing to cancel later.
What if I'm not happy with the file?
Look before you buy: 25 real, unsealed rows for any state are free, and you can filter to the exact slice you need before paying. Because the file is delivered instantly, sales are final once it's downloaded, with one exception: the bounce guarantee refunds your share of every address that hard-bounces when you email the list within 30 days (see "What if emails bounce?"). If a download fails or a file arrives broken, write to us and we'll fix it.
What if emails bounce?
Bounce guarantee: email the list within 30 days. For every address that hard-bounces, send us the bounce report and we refund that row's share of what you paid.
A hard bounce means the address doesn't exist: the receiving mail server rejects it with a permanent 5xx error such as "user unknown" or "no such mailbox". A full mailbox, a greylisting delay or a spam block is not a hard bounce. The refund is the price you paid divided by the number of rows in your file, times the number of hard bounces, back to your original payment method.
